Business Property and Home on 4 Acres

We are retiring and offering our business property and living quarters for sale. Our property is located in the Ozarks of Northwest Arkansas on Scenic Highway 7, one mile from the renowned Buffalo National River. There are 4 acres of well-maintained, prime highway frontage, with 2 sides bordering the National Forest. We are three miles north of the quaint little town of Jasper, the county seat, where the Little Buffalo River flows. Branson Missouri is only 50 miles, or one hour, away. The property has a unique location between Ozark and Erbie campgrounds, two of the most popular campgrounds on the river. We have had a successful business in this location for over 30 years, having benefited greatly from the traffic of these two campgrounds in addition to the regular traffic of Highway 7. These mountains are famous for spectacular trails, and hikers are increasing every year. The Buffalo River has long been a favorite destination for floaters, both canoeist and kayakers.

The property on 4 acres of Highway 7 frontage with 2 sides bordering the National Forest includes:

  • An old style general store building with a two-bedroom apartment above
  • two log cabin rentals
  • office space
  • large storage building

Store Building, Living Quarters & Office Space

The store building has large display windows and a porch that runs the length of the building, giving it a nostalgic, old time feel. RR Crawford Provisions was well established and open for over 24 years, becoming the home of the famous Mountain Man Sandwich. It would be easy to re-establish the store and reopen the deli. The coolers, freezer, deli case, all shelving will be conveyed with the sale. We carried a variety of items from local artisans, crafts, gifts, handmade musical instruments, camping supplies, various groceries, soft drinks of all kinds, the best seller being ice cold Sarsaparilla. In its heyday, the store was a destination point for tourists, campers and canoeists, and the best local customers you could ask for. Local musicians sat on the porch and played music on weekends. Travelers loved the atmosphere, and would sometimes sit for hours. The store building could be easily converted into any kind of business you want.

There is an additional space, approximately 300 sq ft, which has been a real estate office for 25 years, Boston Mountains Land Office, which was established by the owner. If someone would choose to enter this profession, we would be happy to help them. The market is very good at this time and the property in this area is a pleasure to show and sell.

Living quarters are on the upper level. You will appreciate the convenience of being on location with the business. It has two bedrooms, one bath, with central heat and air. The living/dining area is open with a vaulted ceiling. All appliances stay with the sale. It is situated at ground level at the back with access to a large, fenced patio, ideal for pets and entertaining. There is a huge Arkansas Black apple tree that shades most of the patio and produces a large number of apples a year. There is a 140 ft well, producing 40 gallons a minute of some of the best water you’ve ever tasted.

Cabin Rentals & Storage Building

We have two nightly log cabin rentals on the property, which are currently being rented. The Bear Hollow Cabin is a two-story log and stone cabin, approximately 600 sq ft, one-bedroom, one bath with a porch along the back. It has a full kitchen and gas barbecue grill on the porch. The main level is the rental, the lower level, of the same size, is presently storage, which could be converted to an additional rental or a game room for guests.

The Arkansan is a larger cabin, approximately 800 sq ft, with two bedrooms, one bath. One bedroom is downstairs; the other is a loft overlooking the great room. The living and dining area has a natural stone floor. There is electric heat and a wood stove for those cozy winter nights. It has a full kitchen with an additional, handcrafted eating booth.

Both cabins have electric heat and air, are fully furnished, including new bedding and towels, all kitchen appliances, large and small, all dishes, cookware and cutlery. The cabins also have beautiful animal mounts which are included.

In addition, there is a large building, presently used for storage, which blends with the aesthetics of the other buildings. It could be an additional rental or game room for the cabins. Ample space is available on the property for additional cabins to be built.

Tourist Destination

Newton County and the Buffalo National River have been popular tourist destinations for years and visitors to areas such as Branson, Eureka Springs and the lake areas travel Scenic Highway 7, providing additional traffic. We have a well-established return business with the cabins. This a favorite destination point for motorcyclists and clubs. They prefer the location of the cabins, having no long drives on gravel and having covered parking for the bikes.

With the recent acquisition of the Dogpatch Park by Johnny Morris of Big Cedar Lodge and Bass Pro, tourism will undoubtedly increase substantially. We are the closest retail business to the park, only a few miles south.

The website, if desired, and brochures will be included with the sale.

This is a great opportunity for someone wanting to live at a slower pace in small town America and enjoy the pristine beauty of these mountains.
